Make the review easy to understand.

Good evidence is calm, labelled, dated, and easy to check. The aim is to help the reviewing body see the same facts you see.

Pack contents

Collect the strongest evidence first.

Blueprints are helpful, not a blocker

You do not need original blueprints to start.

Save any drawings you already have with your own evidence pack. If you do not have them, start with measurements, photos, floorplans, listing screenshots, and comparable homes.

Best first evidence

Measurements are the anchor. They make every later question clearer: listing wording, house design, comparables, and valuation route.

Suggested structure

Write the evidence summary like this.

1. Property: address, property type, current band, advertised bedroom count.

2. Smallest room: measurements, usable area, obstructions, photos.

3. Paper trail: planning labels, listing wording, floorplan measurements.

4. Comparables: nearby homes with similar design, size, and lower bands.

5. Review question: whether the property is more comparable to the lower-band homes once the box room is measured and documented.

Use careful wording.

Say "appears inconsistent", "may indicate", and "for review". Avoid saying anyone lied, overcharged, or guaranteed a refund. That is for the reviewing body to decide.
